You are purchasing a terraced house on a freehold fee simple title.
What does Fee Simple Mean?
Freehold Fee Simple is the most common ownership type of property in NZ and means that you own the land and the building.

What does GFA mean on the floorplans?
Gross Floor Area. The Gross Floor Area is measured from the outside face of the exterior walls to the centreline of an inter-tenancy, or common area, interior wall.​

What carparking is available for residents and visitors?
All homes come with one dedicated off-street carpark. Additional parking is available on the main roads, such as Paddington Street & West Tamaki Road.
Will I have fast internet available?
Yes, all homes within Paddington Parkside Residence will have access to ultrafast broadband service.

What happens to rubbish?
Rubbish collection will be operated by Auckland Council once a week through a kerbside collection.

Can I have a pet live in my home?
Yes, pets are allowed, provided they do not create a nuisance or interfere with the quiet enjoyment of the other owners/occupiers in the complex.
Can I rent out my home privately?
Yes, you may rent your home out but you will need to let the Residents Association know.
Is there a Residents' Association or Body Corporate?
Yes, all homes will be part of the Paddington Parkside Residents’ Association.
What does a Resident's Association do?
The essence of a Residents’ Association (RA) is to protect the value of your home. The main responsibilities of the RA are:
• Maintenance and upkeep of the communal carpark facilities and berm.
• Purchasing the collective insurance for all units.
• Setting and collecting the levies needed to cover the costs of communal insurance and maintenance.
Do we still have to pay rates to Auckland Council as well?
Yes, you will still pay rates to Auckland Council.
How much deposit is required to purchase?
Buyers are required to pay a 10% deposit to secure their home (20% for non-residents). The remaining payment is not required until settlement.
Is my deposit safe?
Yes your deposit is safe provided you don’t default under the Agreement. It is held in the trust account of the vendor’s solicitor.
Can the price increase from what is agreed on the Sale and Purchase Agreement?
No, the price that is agreed in the Sale and Purchase Agreement is the price that you will pay for your home.

Can the developer make variations to the house plans after I purchase, before settlement occurs?
The developer must deliver you the same home that you agree to buy. If during development something from the specifications is unavailable, then the developer may change these at their discretion, however it must be of a similar standard and style.
What sustainability features will be in the homes?
All homes will include LED lights and stormwater retention tanks to supply water for toilets, laundry and gardens.

Can I make changes to the design?
As consents have been approved, the design and layout of the homes can’t be changed. Purchasers may, however, choose their interior colour scheme and minor upgrades can be agreed and priced, if the construction timetable permits.

How long will my home take to build?
Construction is underway, All homes are scheduled for completion by the end of Feb 2026.

Will the houses be built to New Zealand seismic codes?
Yes, this is a requirement for new homes under the Building Code laws.
